How do Foundation Problems Affect Me and How do I Know What to Look For?
It seems that we all know someone, if not ourselves, that has had or does have some foundation issues with their home. Foundation problems in Texas seems like part of the landscape but why does this occur so prevalently?
- Most foundation issues begin by the fact that we have soils that are continuously shrinking and expanding around and under the structure.
- Clay soils or ‘gumbo’ soils will expand as they absorb moisture.
- When the weather is hot and dry with little rain for weeks and months at a time, the soils contract as they dry out.
- The swelling and shrinking of soils cause foundation movement and oftentimes cracks and other damages.
Other causes of foundation movement are trees and large bushes that suck up most of the moisture and leave the soils dry. A large tree can drink over 100 gallons of water a day if it is available. Since the roots do travel under the home, this can cause an area to dry out more than others and cause a section of the foundation to move and cause issues. If your drainage around the home is poor and it does rain quite a bit and/or you run sprinklers a lot, the soils can get excessively wet and cause a heave in the foundation and cause damages.
Most common damages are visible cracks and separations in exterior bricks, doors sticking or not closing properly, sheetrock cracks inside the home, separation around windows, molding and expansion joint issues, etc. Sometimes the plumbing under the home can be affected from moving soils. Flooring such as tile can crack inside. Molding or cabinets in the home can be affected.
